What roof-repair Includes
A roof inspection starts at the eave and works up. We check drip edge, soffit, fascia, rake, valley, and every penetration — pipe flashing, vent boot, skylight, chimney flashing — then walk the roof deck for soft spots, blisters, and ponding water.
- Inspection: attic-side check for staining, day-lighting, and wet sheathing
- Materials: replacement shingle, tile, underlayment, sealant, and fasteners matched to the existing roof
- Process: pry bar and roofing shovel to remove damaged sections; nail gun for new fasteners; torch or mastic for modified bitumen details
- Cleanup: dumpster on site, magnetic sweep for nails, gutters cleared of debris
Small jobs use a ladder and safety harness. Larger tear-offs need scaffold and tarp coverage overnight.
Quality & Materials Standards
Material choice matters in Glendale. Architectural shingle outlasts three-tab shingle under our UV load; laminated, granulated fiberglass holds color longer. Tile roofs need broken pieces swapped, not patched, and battens or counterbattens replaced when the substrate rots.
Under the tile or shingle sits the real defense: synthetic underlayment, ice-and-water shield at valleys and eaves, and proper roofing felt where code allows. Flashing — step, counter, apron — must be metal, not tar alone. Roof cement and mastic are detail aids, never the fix.
Code here follows Maricopa County amendments, including ventilation minimums. Soffit vent and ridge vent must balance or the attic cooks. We document storm damage with photos and measurements for your insurance claim, and we speak plainly with the adjuster about scope of work, deductible, and depreciation. No inflated supplements.
Local Service Areas
Sahuaro Ranch
Older ranch homes near the park mix original wood shake with later reroofs. Watch for:
- Cedar shake curling and splitting after decades of heat cycling
- Failing pipe boots cracking at the base
- Valley flashing rusted through at the rake
- Granule loss on aged three-tab shingle
Westbrook Village
Active-adult community dominated by tile roofs on 1980s–90s builds. Common issues:
- Cracked clay tile at the hip and ridge
- Original underlayment now brittle beneath intact tile
- Deteriorated batten and counterbatten under the field
- Mastic separation at vent penetrations
Sun City West
Another active-adult area with widespread concrete tile and low pitch. Typical findings:
- Ponding water behind parapet walls
- Weathered pipe flashing and boot flashing leaks
- Cracked tile from foot traffic during HVAC service
- Dried, shrinking sealant at counter-flashing
Arrowhead Ranch
1990s–2000s stucco tract homes, mostly architectural shingle and some tile. Failure modes:
- Wind damage lifting ridge cap and rake edges
- Hail damage bruising shingles along the windward slope
- Loose fasteners backing out of OSB sheathing
- Clogged downspout and gutter causing fascia rot
Historic Catlin Court
One of Glendale’s oldest districts, with small bungalows and varied rooflines. Distinct problems:
- Original wood shake over spaced sheathing
- Rusted metal panel and corrugated panel on porch canopies
- Chimney flashing failing at the masonry joint
- Sagging rafters from old leaks
Parkview
Mid-century ranch and gable homes with mixed reroofs. Frequent repairs:
- Felt and tar paper underlayment disintegrated at the eave
- Step flashing pulled loose along dormer walls
- Cracked sealant at skylight curbs
- Winter frost damage on aging shingle
